What is the length of the lease?

We do allow subletting if you plan to be away from Ithaca at any point of time during your lease.
Do you allow subletting?
Yes we do, but the tenants are responsible for finding the subletter as we do not get involved with the process. Please download the sublease agreement from your specific property.

What is due at the time signing?
No, as long as you are 18 years or older we do not require a co-signer.

Do you prorate the rent?
Our standard lease eliminates the need for pro-rating rent the first and/or last month of the lease term making it easier to remember the rent installment amount due each month. The bottom line is that you are making installment payments on the entire amount of your lease. The pro rata discount is already factored into those installments. An installment lease plan takes the total rent due for the term of the lease and divides it into equal monthly installments. These are not rent payments for the month, instead they are installment payments. If you actually had a lease for the entire year, which is never the case, then the cost, and the related monthly installments, would be higher. You will find that this is how practically all leases are handled here in Ithaca. This allows time for you to move out, for us to fix the place up as needed, and to move someone else in.
How do I pay my rent and/or Security Deposit?
All payments must be made through the electronic online tenant portal. You are able to use a credit card (fees apply), or an eCheck/ACH option (no fees apply).
How much is the late fee if I don’t pay my rent on time?
Heat, air conditioning, and electricity.
*At 201 College; the heat and air conditioning is included in the rate.
*At 118 College; the WiFi is not included in the rate.
What utilities are not included in the rental rate?
It all depends on your usage and the time of year. On average, the price ranges between $30-$40 per person per month.
What is the approximate monthly cost of these utilities?
This is necessary to be done prior to your lease start date. Please call NYSEG at 1-800-572-1111; when it prompts you, please select the option to “set up a new service”. Information needed to set up the utilities are service address, unit number, and meter number - this is something you will receive in your digital welcome packet.
This must be completed and effective on the first day of your lease term.
How do I set up utilities in my name?

All furniture, mounted Smart TV with Roku, Stainless Steel Appliances, access to the amenities, WiFi, water, sewer, trash, and recycling removal.
What is included in the rental rate?
Yes! We supply all of the bedroom furniture which includes a full size bed, 2-drawer dresser, desk & chair, and an armoire. In addition we supply either dining furniture or bar stools (depending on the size and layout of the apartment). The living room is furnished with couches, a coffee table, and a mounted Smart TV with Roku! We do not supply flatware, silverware, linens, or towels.
Is the apartment fully furnished?
Yes, we can remove our supplied furniture out of the apartment for you. The charge for this is $200.
Can I have the furniture that comes with the apartment moved out?
Yes! We allow cats and dogs in our apartments (breed pending). We require a $350 pet deposit, a signed animal policy, as well as a monthly animal rent of $35 per animal.
Are we pet friendly?
If you live at the LUX, then you will have access to the on-site gym, sauna, steam room, study rooms, lounge, game room, and rooftop terrace!
If you live at 118 College, 201 College, or 210 Linden then you will have access to 201’s on-site gym and lounge.
What amenities will I have access to?
We don’t have any on-site parking available for 2019-2020, but you are able to utilize the street parking, and you can also purchase a residential parking pas through the City of Ithaca. Please visit their website for more details.
Is parking available?
Before the lease term starts, you will receive a digital welcome packet which has all of the necessary information to ensure your day goes smoothly. In addition, all meter numbers and door codes will be in this packet which is essential to have prior to your arrival. Utilities must be switched into your name effective on the first day of your lease term. All renter’s insurance and completed animal policies must also be handed in or emailed to management prior to your arrival.
What are the proper move-in procedures?
To enter the building you can either utilize the intercom system adjacent to the main entrance. Scroll to find your name, select call, and it will ring to your cell phone number. Once you answer you will then press 9 on your phone and it will remotely buzz you in. All necessary keys and fobs will be on the kitchen counter once you arrive into your apartment by using the provided door code in the welcome packet.

Any and all maintenance requests must be made in the Live More Ithaca (Appfolio) online tenant portal. Please give as much detail as possible about the issue, and take photos to upload (if applicable). This will help our maintenance team figure out a solution in a more timely manner.

What constitutes a maintenance emergency?
Yes, we can install a different lock on your bedroom door. The charge for this including labor and parts is $150 per lock. Please submit a maintenance request in the online portal if you wish to have this installed. You may not install your own locks.
